New Tower Proposed Near Hancock Building

The 33-story building would replace the Boston Common Hotel and Conference Center at 40 Trinity Place.

A Boston development team filed plans this week to replace the Boston Common Hotel and Conference Center with a new 33-story tower that offers hotel, residential and restaurant space.

Trinity Stuart LLC is looking to demolish the existing eight-story hotel and conference center, previously known as the John Hancock Hotel and Conference Center, at 40 Trinity Place and replace it with a new multi-use tower with above-ground parking and potential expansion space for the University Club of Boston.

The new tower, at the corner of Trinity Place and Stuart Street in Boston’s Back Bay neighborhood, would reach 400 feet and feature 142 residential units, a 220-room hotel with accessory conference center space and two restaurants, plus a health and fitness center that would be shared by residents and hotel guests, according to the recent filing with the Boston Redevelopment Authority. Parking for about 100 vehicles will be provided as well.

The project also provides about 10,000 sq. ft. of expansion for the University Club, which would be connected to the club’s current building at 425 Stuart St., according to the filing.

“The project will provide new tax revenue, construction and permanent jobs, linkage payments and affordable housing and will also help transform the streetscape of a lifeless block along Stuart Street in the heart of the otherwise lively Back Bay with an activated ground floor and a 24-hour mix of uses,” representatives from Trinity Stuart LLC wrote in the filing.

The developer expects the project to generate about $1,050,000 in annual property taxes for the hotel and restaurant spaces, plus about $1.2 million in property tax revenues for residential uses, $1.08 million in hotel occupancy tax revenues and about $130,000 in meals tax revenues, according to the filing.
